About Us
ACM is a property development company established in 1993. Its focus is the development of housing projects that cater to the low and medium cost markets. ACM has built, sold and delivered over 6,800 house and lot units located in various areas of Cavite and Batangas. It has generated over 1 billion pesos in mortgages with the Home Development Mutual Fund or Pag-Ibig, a government-managed provident fund that provides housing finance to all public and private sector employees.
ACM is a professionally managed company with established core competencies and a specialized market niche that can be differentiated from other large industry players.
To differentiate itself from developers who focus on new townships, ACM specializes in the development of pocket subdivisions located within a 5-kilometer radius of town centers. Transportation is readily available and sites are near existing schools, markets, shopping centers, health facilities and other convenience outlets. Pocket subdivisions carry an appeal for buyers who prefer to live in gated subdivisions that are smaller, easier to secure and give a semblance of exclusivity.
Brief History
Its first housing project, ACM Homes I, was a 251-unit, low cost housing development on 2.3 hectares in Anabu, Imus, Cavite. It was fully sold within 4 months of its launching. With the success of this project, ACM proceeded to do a second project consisting of 347 units and eventually developing 32 hectares in Alapan, Imus comprised of 3,200 house and lot units.
New housing projects were opened in other areas of Cavite – General Trias (in partnership with UCPB Properties) and Tanza – adding another 2,300 house and lot units to ACM’s performance record. By 1999, in a span of 6 years, the company constructed, sold and delivered more than 5,500 housing units.
ACM Woodstock Homes is the brand name for its low-cost housing projects. It has become the market leader and benchmark for other developers in the area.
Pacific Woods is the company’s medium-cost flagship project in Carsadang Bago, Imus. It consists of 477 house and lot units. It is tailored to suit the housing requirements of overseas Filipino contract workers and their families.
Woodstock Homes in Nasugbu, Batangas, a joint venture with the Roxaco Land Corporation, was completed in 2001. It consists of 200 low cost housing units on 2.3 hectares of land. It was fully sold within 6 months of its construction.

Corporate Structure and Operations
Strategic Business Units were formed to oversee ACM’s different projects. Its primary goal is to ensure quick project turnaround and to meet customer needs. Patterned after the Japanese work teams, SBUs are full service on-site personnel which handle day-to-day operations, marketing and production concerns. It also provides the company with market information and customer feedback, essential in future project planning and customer service.
Project Planning and Product Design Group is ACMs answer to creating livable and sustainable communities. Project sites and home designs can be master planned to include a sense of community and a sense of place as embodied in the principles of Environmental Behavior Research (EBR recognizes that people of differing ages, background and gender have varied responses to different environments). This EBR approach is what sets ACM-designed communities apart from the usual housing developments.
The Marketing Operations Group is responsible for marketing, planning, sales and documentation processing. It formulates product and price packages according to location. It manages internal and external sales network that handles the ACM product line. The documentation processing division handles all phases of a sales cycle – from the time a reservation is received to turnover of the housing unit to the buyer.
Construction Services and Site Management Unit follows the principles of the SBUs. All production functions including engineering procurement, construction and materials management fall under this group. They are responsible for after-sales servicing of residents, organizing homeowners associations and enforcing restrictions on renovations. They oversee site security and the management of utilities and amenities. Its prime importance is in the maintenance of the overall quality and image of various ACM developments.
Support Services are centralized for all projects and include finance, treasury, accounting audit, administration and human resources.

The communities of ACM are the products of the company's vision to create living environments that nurture a sense of belonging and kinship among the residents.
In the pipepline for the next twelve months are three new projects that will generate over 1,500 house and lot units.
PACIFIC WOODS, located in Carsadang Bago, Imus, Cavite, is a medium-cost housing development composed of 477 house and lot units. With its Northern Caifomia theme, this flagshp project of ACM is the start of a series of themed projects to be launched by ACM in various locations.
ACM Woodcrest Homes and ACM Rizza Homes in Alapan and Carsadang Bago, Imus, Cavite, is a medium-cost housing development composed of 77 house and lot units. This is ACM's initial foray into the medium cost housing market
GOODWOOD HOMES is located n Carsadang Bago, Imus, Cavite. This housing development is composed of 153 duplex units in a 2 hectare property. It is a low density project in the heart of Imus.
ACM Woodstock Homes (Phases 1 to 9) is in Alapan and Carsadang Bago, Imus, Cavite. These projects are composed of 3,172 house & lot units. It marked ACM's evolution as a market leader in the housing industry.
ACM Woodstock Homes Tanza is located in Sanja Mayor, Tanza, Cavite. This 384-unit housing proiect is a mixed development, established to satisfy the demand for socialized and low-cost housing in the area.
Paramount Homes / Woodstock Homes in Navarro, Gen. Trias, Cavite. These are two projects composed of 1,920 house & lot units focused on the socialized and low cost housing markets.
Woodstock Homes Nasugbu in Batangas, is a project composed of 597 house & lot units. It was developed in partnership with Roxaco Land Corporation.
